PROS & CONS OF OPEN HOUSES
PROS
Finding a Buyer
The goal of an open house is to find ‘the buyer’. Having more availability for buyers to see the home without calling their agent might find a buyer who otherwise wouldn't have seen your home. You can also find a casual shopper who wasn’t serious about buying yet but your home could be the one to speed up that timeline.
Increased Exposure
Search portal (Zillow, Redfin, etc…) business models rely on new ‘content’ and will send alerts or push listings in search results if they have open houses scheduled. Open houses attract potential buyers who may not have considered your property otherwise. It provides an opportunity to showcase your home to a broader audience.
Convenient Viewing
Open houses allow interested buyers to view the property without the need for individual appointments. This convenience can attract more potential buyers who may be interested but have limited availability.
Competitive Advantage
Hosting an open house can give your listing a competitive edge. It signals to buyers that you are actively marketing the property & willing to accommodate multiple showings. This can result in a ‘feeding frenzy’ if there are many attendees.
CONS
Inconvenience
Hosting open houses can be disruptive to your daily routine. It requires you to vacate your property for a few hours, ensuring it is clean and presentable for the duration of the event.
Security Concerns
Allowing strangers to walk through your home carries inherent security risks. While precautions can be taken, such as having a real estate agent present, there is still a possibility of theft or damage.
Unqualified Visitors
Open houses attract curious visitors who may not be genuinely interested in purchasing. Dealing with large numbers of unqualified prospects can be time-consuming and may deter serious buyers.
Low Probability of Finding ‘The Buyer’
Statistically, it’s unlikely an open house will find the 1 buyer for your home. While open houses can generate interest, they don't necessarily lead to immediate offers. Many buyers prefer private showings where they can have more focused attention from their agent and ask detailed questions.
