Where STRs Are Allowed

  • Washoe County’s STR ordinance applies only to the Tahoe Township portion of the county.

  • This covers Incline Village and Crystal Bay. STRs outside Tahoe Township (like Reno/Sparks) fall under different rules.

  • Both single-family homes and condos can qualify if they meet county requirements and any applicable HOA CC&Rs allow them.

Permits & Taxes

  • Permit Required: Every STR needs a Washoe County STR permit, renewed annually. Permits DO NOT transfer when a home is sold. The new owner will need to apply for a new permit.

  • Permit Tiers:

    • Tier 1 – Homes with up to 10 occupants.

    • Tier 2 – Homes with 11–20 occupants (stricter standards, higher fees, and more inspections).

  • Transient Lodging Tax (TLT): STRs in Incline Village/Crystal Bay pay 13.5% of gross rental revenue. Returns are filed with the county.

Inspections & Safety

  • Life-Safety Inspection: County staff checks smoke detectors, carbon monoxide alarms, fire extinguishers, and egress windows.

  • Defensible Space: Fire district may require vegetation clearance and defensible space compliance.

  • Septic/Sewer Capacity: The county ensures occupancy doesn’t exceed infrastructure limits.

Operating Rules

  • Occupancy: Typically 2 guests per bedroom + 1 additional guest for every 200 sqft of habitable space (bathrooms, closets, mudrooms do not count), with a maximum of 20 overnight guests.

  • Parking: Must provide one legal on-site space per 4 occupants, minimum of one. Street parking is not allowed unless specifically approved.

  • Local Contact: You must designate a responsible party within 1 hour drive of the property to respond to complaints.

  • Noise & Quiet Hours: Quiet hours are 10:00 p.m. – 7:00 a.m.; hot tubs/spas often restricted after 10:00 p.m.

  • Trash: Bear-resistant trash containers are required.
