If you've ever bought or sold a home, you've probably heard some version of the following:
It's an understandable question.
After all, every licensed Realtor can access homes, write contracts, and help facilitate a transaction. On the surface, it may appear that the differences between agents are relatively small.
The reality is that while the process may look similar, the experience, skill, and results can vary dramatically.
And when you're making one of the largest financial decisions of your life, those differences matter.
Imagine needing an attorney.
Every lawyer has completed law school and holds a license. Yet most people would still want the lawyer who has defended clients hundreds of times rather than someone doing it for the first few times.
The same concept applies in real estate.
Every Realtor has a license. That doesn't mean every Realtor has the same level of experience, market knowledge, negotiation skill, or ability to navigate challenges when they arise.
Real estate isn't complicated because of the routine parts. It's complicated because of the unexpected parts.
And that's where experience often makes the biggest difference.
According to industry statistics:
Think about that for a moment.
The majority of agents are either relatively new, part-time, or completing very few transactions annually.
There's nothing wrong with being new to the industry—everyone starts somewhere. But experience is built through repetition, problem-solving, and exposure to hundreds of unique situations.
An agent handling dozens of transactions each year simply sees more scenarios than someone completing only a handful.
Opening doors is easy.
Helping a buyer avoid overpaying, helping a seller maximize their net proceeds, and navigating a transaction from contract to closing is where the real work happens.
A skilled Realtor helps with:
And things rarely go exactly as planned.
For sellers, pricing is one of the most important decisions in the entire process.
Price too high, and buyers may ignore the property.
Price too low, and you could leave money on the table.
The challenge is that pricing isn't based on what a seller hopes the home is worth.
It's based on:
This is where experience becomes valuable.
A skilled Realtor understands not only what homes have sold for, but why they sold for those prices.
Many buyers begin their search using online valuation tools such as Zillow's Zestimate.
These tools can be helpful starting points.
They should not be treated as final answers.
Algorithms can't walk through a home.
They don't know:
A Zestimate can estimate value.
An experienced Realtor helps determine market value.
That distinction matters.
Especially in multiple-offer situations where buyers need to decide whether to move forward confidently or walk away.
Without proper guidance, buyers often make one of two mistakes:
Neither outcome is ideal.
One of the biggest misconceptions among sellers is that marketing alone sells homes.
Marketing creates exposure.
Exposure creates opportunities.
But marketing cannot force someone to buy a home they don't want.
Think about it this way:
A great car salesperson may be able to get you to test drive a vehicle.
They cannot make you buy a car that doesn't fit your needs or budget.
The same applies to real estate.
A Realtor's job is to maximize exposure, present the property effectively, and negotiate skillfully when interest develops.
Ultimately, buyers decide whether the home represents enough value to move forward.
Many people assume negotiation means simply asking for a higher price.
In reality, negotiation occurs throughout the transaction.
Examples include:
A strong negotiator often protects far more value than consumers realize.
And unlike many aspects of a transaction, negotiation skill isn't visible on a website or marketing brochure.
Consumers rarely expect all professionals to provide identical results.
A highly experienced attorney often charges more than a new attorney.
A seasoned surgeon generally earns more than a newly licensed one.
A master electrician typically commands a higher rate than an apprentice.
Most people understand that expertise, experience, and results have value.
Real estate is no different.
The question shouldn't simply be:
"What does this Realtor cost?"
A better question is:
"What value does this Realtor bring to the transaction?"
Those are not always the same thing.
Instead of focusing solely on advertising, personality, or who promises the most, consider asking:
The answers will often tell you far more than a marketing presentation ever could.
Does it matter what Realtor you use?
Absolutely.
Not because one agent has access to homes that another doesn't.
Not because one agent has a secret marketing platform.
And not because every transaction is difficult.
It matters because experience, pricing competence, negotiation skill, communication, and problem-solving can all influence the outcome of your transaction.
The best Realtors don't simply facilitate a sale.
They help you make better decisions throughout the process.
And when you're dealing with one of your largest financial assets, better decisions tend to matter.
Whether you're buying your first home, selling a longtime residence, or simply exploring your options, taking the time to interview and choose the right Realtor is one of the most important decisions you'll make.
If you'd like to discuss your goals, local market conditions, or what a successful strategy might look like for your situation, I'd be happy to help.
